2. DEFINITIONS
To make everything easier to understand, let us clarify some terms you will find here:

search, and manage real estate listings and ads.
Platform Services: Set of tools and features offered by the platform to create, search, and manage
listings.
User: Natural or legal person who accesses or uses the Platform, regardless of whether they create
an account or only visit the page.
Publisher User: User who creates and publishes real estate listings on the Platform.
User Account: Personal registration created by a User to access the Platform's features.
Listing: Publication made on the Platform containing information about a property available for
sale or rent.
Property: Real estate located in Costa Rica, such as houses, apartments, commercial spaces, or
land available for sale or rent.
Owner: Natural or legal person who holds rights over the published property.
Property Type: Classification of the property (e.g., house, apartment, commercial space, land).
Transaction Modality: Type of operation offered for the property, such as sale or rent.
Reference Price: Amount indicated in the listing as the estimated value of the property, which
may be subject to change or negotiation.
User Content: Any information, text, image, video, or other material that a User publishes or
uploads to the Platform.
AI-Assisted Search: Feature that uses artificial intelligence to help the User find properties
according to their preferences, alerts, or search criteria.
CONDITIONS APPLICABLE TO USERS
3. CAPACITY TO USE THE PLATFORM
3.1. Who can use our site?
Our site is intended exclusively for persons aged 18 and over located in Costa Rican territory.
3.2. If you are under 18 years of age, we ask that you leave the site.
4. ACCEPTANCE OF TERMS AND CONDITIONS AND WITHDRAWAL OF CONSENT
4.1. Before using our platform, it is necessary that you agree to these conditions. To do so, we have
made available to you the acceptance checkboxes found on our site:
a) I have read and accept the terms and conditions.
b) I have read and accept the privacy policies.
4.2. By accepting, you declare and warrant that you have read and understood these terms and
conditions and that you agree to comply with them. If for any reason you do not agree with these
conditions (in whole or in part), we ask that you do not register, do not use our services, and leave the
site immediately.
4.3. Can I change my mind?
Of course, you have the right to withdraw your consent at any time. If you decide to do so, simply send

5. AVAILABLE SERVICES

The Platform is a digital service that facilitates the publication and search of real estate in Costa Rica,
including houses, apartments, commercial spaces, and land, with the aim of facilitating purchase, sale,
and rental processes between users.
• Technology intermediary:
3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA acts as a technology intermediary between users, enabling connection between buyers,
sellers, and real estate agents. In no case is 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA a party to real estate transactions or
involved in negotiations, agreements, or contracts between Users.
Through the platform, users can create an account and register. As part of the service and with the
purpose of facilitating the purchase or sale process, the user may expressly authorise — through
voluntary selection of the checkbox enabled for such purposes — their data to be shared with agents
and/or sellers registered on the platform who may assist them in said process. This checkbox will never
be pre-selected automatically by the platform, ensuring that consent is free, prior, and informed, in
accordance with Law 8968 on the Protection of Individuals with regard to the Processing of Personal
Data and the Privacy Policy of 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA.
By granting such authorisation, the user acknowledges and accepts that the agent or seller receiving
their data assumes the role of data controller regarding the relationship established directly between
them, with 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA being unrelated to any processing those third parties carry out
independently. Consequently, 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA assumes no responsibility for the use agents or sellers

agents registered on the platform, so 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA assumes no responsibility for the actions,
omissions, breaches, or damages that may arise from the relationship between users and those agents.
Notwithstanding the above, 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA makes available to its users the email guantucr@gmail.com so
they can report any situation contrary to what is established in this document involving registered
agents on the platform. Receipt of the communication will be confirmed and the corresponding
investigation will begin within no more than 72 hours, providing a final resolution as soon as possible
depending on the nature and complexity of each case.
• Listing creation:
Registered users can create property listings in two ways: (i) manual entry of information or (ii)
importing data from an external URL or document.
When using the data import feature, the publisher user declares and warrants that they have all the
rights, authorisations, and licences necessary to use, import, and publish said content, including images,
videos, descriptions, data, and any other material that forms part of the import.
If the imported content includes personal data of third parties, the publisher user declares that they have
the express and informed consent of the data subjects for its processing in accordance with Law 8968
on the Protection of Individuals with regard to the Processing of Personal Data.
The publisher user agrees to indemnify and hold harmless 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA, its representatives,
employees, and collaborators, against any claim, complaint, sanction, damage, cost, or expense,
including legal fees, arising as a result of the content imported in the exercise of this feature.
3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA does not verify the ownership or legal status of published properties. The user
interested in acquiring or renting a property is responsible for directly verifying said information before
proceeding with any purchase or rental transaction.
3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA reserves the right to immediately remove any imported content upon a substantiated
claim by a third party or upon detection of content that infringes intellectual property rights or data
protection regulations, without such removal generating any liability toward the publisher user.
• AI-assisted search:
The platform allows Users to search for properties using artificial intelligence tools, explore property
listings, create alerts, and save listings as favourites.
• Internal messaging:
3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA provides users with an internal communication channel that allows the exchange of
messages, images, and videos directly with the seller, buyer, or real estate agent in a private and
real-time manner, as well as coordinating appointments related to published properties.
Appointments coordinated through the messaging system are managed directly between users, without
3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA having any participation in their scheduling or execution.
This information is stored on 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA's servers and is not transferred or shared with third
parties, except upon judicial authority request. These communications are not end-to-end encrypted, so
we recommend not sharing sensitive personal information through this channel. The user is responsible
for the appropriate use of this channel, and it is prohibited to use it for purposes other than those related
to properties published on the platform.
• Subscriptions and Payment Plans:

with different features and benefits depending on the contracted plan. The current plan offerings
correspond to the date of the last update of this document, without prejudice to future modifications,

Access to user accounts is managed through third-party authentication services. Payments associated
with subscriptions or services are processed through external providers, so 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA does not
store or have access to users' credit or debit card data.
6. LISTING PUBLICATION
6.1. What must a listing include to be approved?
For a listing to be published on the platform, the publisher user must provide complete, clear, and
accurate information about the property.
The listing must include at minimum:
• Description of the property (number of bedrooms, bathrooms, yard, garden, amenities, etc.)
• Measurements or dimensions of the property
• Reference price (in Costa Rican colones CRC or US dollars USD)
• Location (province, canton, district)
• Property type (house, apartment, commercial space, land)
• Representative photographs

requirements or that contains incomplete, confusing, or potentially misleading information.
The publisher user is solely responsible for the content of the listing and the accuracy of the
information provided, regardless of whether the listing is featured or not.
6.2 Minimum photo and image requirements
To ensure the quality of listings and the safety of users, images and videos uploaded to the platform
must meet the following requirements:
• Be high resolution and clearly show the published property.
• Have been taken or recorded directly by the user or with their authorisation.
• Not contain logos, watermarks, or visual identifiers of third parties or other platforms.
• Not be subject to third-party copyright or obtained from the internet without proper
authorisation.
• Include a minimum of three images that adequately reflect the current state of the property.
3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA reserves the right to remove images or videos that do not meet these requirements, as
well as to suspend or cancel the listings or user accounts associated with content that, at its discretion,
compromises the quality, safety, or integrity of the platform.
6.3. Featured listing promotion service
The platform may offer publisher users the option to feature their listings through paid plans or specific
features, in order to increase their visibility within the platform. The minimum time required for a
featured listing is 1 week.
Featured listings do not guarantee the sale, rental, or success of the property transaction, but only
greater exposure and visibility to other Users. The approval and publication time for a featured listing is
24 hours.
Once approved and published, the listing can be managed by the publisher user, who can modify its
content, hide it, or mark it as sold or rented at any time. In these cases, the listing will no longer appear
in search results within the platform.
6.4. Listing validity
Listings published on the platform will have a validity subject to their level of activity.
If a listing does not record any activity during a continuous period of ninety (90) days, it may be
deactivated by the Platform. Prior to deactivation, the Publisher User will receive a notification with at
least two (2) days' notice. Likewise, once the listing is deactivated, the user will be notified of said
action.
The publisher user may reactivate or manage their listing according to the features available on the
platform whenever they wish.
3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA reserves the right to maintain, deactivate, or remove listings in accordance with these
terms and its internal policies.
7. PLANS
3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA offers three subscription plans:
• Free Plan
• Plus Plan
• Pro Plan
Details of the features, prices, and conditions of each plan are available in the Subscriptions/Plans and
Prices section of the platform.
The Plus and Pro plans offer the option of automatic monthly billing, which the user can activate
voluntarily at the time of subscribing. If enabled, billing will begin once the free trial period ends and
will renew monthly until the user cancels it. If the payment processing is unsuccessful, the system will
make up to three (3) billing attempts. If none of the attempts is successful, the automatic billing will be
cancelled and the subscription to the corresponding plan will be automatically deactivated.
Cancellation of paid plans can be made at any time. Once processed, access to the plan will remain
active until the end of the current monthly period. No refunds are made.
8. ACCOUNT CREATION AND SECURITY
8.1. What should I keep in mind when accessing this platform?
The platform is publicly accessible; however, to use all its features the user must create an account,
providing complete, accurate, and up-to-date information. The user agrees not to create false profiles or
provide incorrect, misleading, or unauthorised information.
The user is responsible for maintaining the confidentiality of their access credentials, including their
password, and agrees to use appropriate security measures to prevent unauthorised access. All activity
carried out from their account will be considered as carried out by the user, who assumes full
responsibility for its use.
3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA may implement identity verification processes, especially for publisher users, in order
to validate the information provided and strengthen the security of the Platform. This will always be
notified to users in advance through this document as well as the email address used during registration.
3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA reserves the right to verify the accuracy of information and the identity of the user at
any time. If false, misleading, or unauthorised information is detected, the User will be notified, who
will have 72 hours to respond or remedy the situation. If they fail to do so, 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA may
suspend or cancel the account temporarily or permanently.
Grounds for account suspension or cancellation include, among others:
• Providing false or incomplete information.
• Misuse of the Platform as established in Section 9 "Prohibited Uses of the Platform".
• Breach of these Terms and Conditions.
• Any conduct that may affect the security, integrity, or operation of the Platform or other Users.
9. PROHIBITED USES OF THE PLATFORM
Just as we make many benefits available to you, we ask that you refrain from the following activities:
• Providing false, incomplete, or misleading information, including creating false accounts or
impersonating others.
• Using the Platform fraudulently or in an unauthorised manner, including unauthorised access to
or manipulation of systems, posting false reviews about 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA's services, installing
viruses, malware, or other harmful materials, or using the services for purposes other than
intended.
• Sharing offensive, inappropriate, or illegal content, such as violent, discriminatory, obscene,

• Engaging in conduct intended to harm the physical or moral integrity, life, safety, or reputation
of any person.
• Using unauthorised automated mechanisms, including scraping, bots, or any tool designed to

• Collecting, storing, disclosing, or transferring personal data of other users, including
photographs, email addresses, or other profile information, without their express consent.
If we identify that you have carried out any of these actions:
• We will inform you about the situation and you will have 72 hours to clarify what occurred.
• If the above is not complied with, we will proceed to suspend or cancel your account.
• We will take legal action when necessary.
10. INTELLECTUAL PROPERTY
Can I freely download and use content from the platform?
Unless we indicate otherwise, we are the owners or hold the necessary licences to use all intellectual
property rights associated with this site. This includes, but is not limited to, copyrights and related
rights, trademarks, trade names and domain name rights, designs, images, software, databases and the
appearance of the site, trade secrets and confidential information, and rights related to the prevention of
unfair competition.
This also includes any application, renewal, or extension of these rights, as well as any equivalent form
of protection that may arise in the future anywhere in the world. All content, site features, and materials
published here are protected by intellectual property laws and treaties, both national and international.
By using our site, you acknowledge that all intellectual property rights related to the documents,
materials, and content we offer on this platform belong to us or to third parties who have granted us
valid licences and usage authorisations.
What does this mean for you?
This means that, unless expressly authorised in writing, you may not (nor attempt to):

properties between users. Consequently, it does not guarantee the truthfulness, accuracy, legality, or
currency of listings published by third parties. The publisher user is solely responsible for the content
they publish, as well as the truthfulness, lawfulness, and accuracy of the information related to the
offered properties.
3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA is not a party to the transactions, negotiations, or agreements carried out between
users, and therefore assumes no responsibility for obligations, conflicts, or damages arising from those
private relationships.
3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA makes available to you the following email guantucr@gmail.com so you can file
complaints or claims if you detect or are affected by conduct contrary to what is established in this
document. Once the communication is received, receipt will be confirmed and the corresponding
investigation will begin within no more than 72 hours, providing a final resolution as soon as possible
depending on the nature and complexity of each case.
16. SEVERABILITY
If any provision of these Terms and Conditions is declared invalid, illegal, or unenforceable by a
competent authority, said provision shall be considered severable and shall not affect the validity or
enforceability of the remaining provisions, which shall remain in full force and effect.
In such case, the affected provision shall be interpreted or replaced as far as possible by one that
produces similar effects and most closely reflects the original intent of the parties, in accordance with
applicable law.
17. NOTIFICATIONS AND COMMUNICATIONS
Official communications between the User and 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA shall be conducted through the
channels enabled on the Platform.
The User may contact 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA through the support chat available on the Platform or through
the official email address designated for inquiries, requests, or complaints.
For its part, 3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA may send notifications to the User through the email registered in their
User Account or through notices within the Platform.
3-102-939791 SOCIEDAD DE RESPONSABILIDAD LIMITADA will endeavour to address user inquiries and requests within a reasonable time,
estimated at a maximum of 48 business hours, without prejudice to certain cases that may require more
time.
18. APPLICABLE LAW, DISPUTE RESOLUTION, AND JURISDICTION
These Terms and Conditions are governed in all respects by the laws in force of the Republic of Costa
Rica.
In the event of any controversy, dispute, or claim arising in connection with these Terms and
Conditions, their interpretation, performance, or validity, the parties agree to first exhaust available
alternative dispute resolution mechanisms, such as mediation and arbitration, in accordance with Law
7727 on Alternative Dispute Resolution and Promotion of Social Peace. Only if such mechanisms
prove unsuccessful or inapplicable shall the parties submit to the jurisdiction of the competent courts of
the Republic of Costa Rica, without prejudice to any administrative proceedings that may apply.
